1. 1. Call to order. Called to order at 6:31 PM. A quorum was established.
2. 2. Approval of minutes. The minutes of the November 11, 2025 meeting were approved as written.
3. 3. Treasurer's report. Accounts reconciled. Insurance renewal came in 6% above prior year, within the budgeted contingency.
4. 4. Guests. The builder's sales representative attended; declined to be minuted.
5. 5. Pool furniture. Replacement loungers were approved from the reserve schedule ahead of the season opening.
6. 6. Election committee. An inspector of elections was appointed for the May Annual Meeting.
7. 7. Adjournment. There being no further business, the meeting adjourned at 7:52 PM.
